Working with Sellers
Flexible and Accommodating

We meet with potential sellers to discuss their situation, timeline, and any special considerations. We present a proposal outlining terms of an offer including price and other details such as closing timeframe and pre or post-closing assistance. Once a fair agreement has been reached we work with licensed settlement attorneys, ensuring regular communication among all parties from contract to closing. Our goal is to make the process as smooth and stress free as possible, regardless of circumstances.

  • Out of state owners/sellers
  • Distressed property
  • Houses requiring some level of clean out

We’ve closed on properties under many special circumstances. Examples include:

  • The family of a celebrity athlete who wished to maintain privacy around the transaction.
  • Extreme hoarding situations that were overwhelming for family members where we took responsibility for the clean out and disposal or donation of household items.
  • Properties with extreme structural issues.
  • Properties with tenants and TOPA issues.

Once we complete the purchase process, we engage our top-notch team of architects, designers and builders who make sure our projects comply with building codes and regulations, while also satisfying the needs and preferences of exacting buyers. We take care to preserve original architectural details when possible while thoroughly updating building systems (electrical, plumbing, heating and cooling, roof, windows, etc.). Each project we complete is unique, designed with attention to details such as natural light, livability (flow, storage, comfortably functional living spaces) and timelessly attractive style and finishes.



Working with Buyers
Thorough and Responsive

We utilize highly reputable local real estate brokerages to list our homes for sale and market to prospective buyers. When we sell a property, our commitment is to respond quickly to offers; work with buyers to ensure a smooth home inspection, appraisal and closing process; and provide post-closing follow through. Our work is warrantied against defects for one year so new owners can move in and enjoy their homes without worry. From time to time, prospective owners will approach us directly to inquire about homes before they reach the broader market. We are always happy to work directly with buyers. In those situations we may have more flexibility for the buyer to be involved in finish selections.
